Project Overview
This chimney had two different levels of masonry deterioration. The upper portion had deteriorated enough that localized patching was no longer the right repair, while much of the lower chimney still had serviceable brick but contained aging and deteriorated mortar joints.
Instead of unnecessarily rebuilding the entire chimney, the repair was targeted to the actual condition. The compromised upper section was partially rebuilt, while the remaining masonry was tuckpointed to restore deteriorated joints and improve the chimney's resistance to continued moisture intrusion.
What We Found
- A cracked and deteriorated chimney crown with failing edges
- Damaged and weakened brick near the top of the chimney
- Open, recessed and deteriorated mortar joints throughout portions of the masonry
- Areas of previous patching and weather-related wear
- Mortar loss that created pathways for water to enter the masonry system
- Upper courses that required reconstruction rather than another surface repair

Why We Used Both Rebuilding and Tuckpointing
Not every damaged chimney needs to be completely torn down, and not every deteriorated chimney can be corrected with tuckpointing alone. The correct repair depends on the condition of the brick and mortar in each section.
On this project, the upper masonry had reached the point where rebuilding was appropriate. Lower sections still had usable brick, so removing and replacing the deteriorated mortar joints allowed those sections to be preserved. Combining the two methods addressed the failed areas without replacing sound masonry unnecessarily.
Partial Rebuild Process
The deteriorated upper courses and failed crown material were carefully removed until sound masonry was reached. The chimney was then reconstructed with properly laid masonry and fresh mortar, creating a stable upper section and a new base for the finished crown and termination.
Tuckpointing the Existing Masonry
The remaining chimney masonry was restored by removing deteriorated mortar from the joints and installing new mortar. Proper tuckpointing is different from simply smearing mortar over the face of an old joint. Removing the failed material first gives the new mortar a suitable joint to bond into and helps restore the weather-resistant outer surface of the masonry.
Why Deteriorated Mortar Joints Matter
Mortar joints are a major part of the chimney's exterior weather barrier. As mortar cracks, erodes or separates from the brick, water can enter deeper into the masonry. Repeated wetting and seasonal freeze-thaw cycles can accelerate deterioration and eventually damage otherwise serviceable brick.
Restoring the joints helps reduce those entry points while preserving masonry that does not need to be replaced.

The Finished Result
The completed project combines a reconstructed upper chimney with restored mortar joints throughout the remaining masonry. The result is a cleaner, more uniform chimney with the severely deteriorated material removed instead of concealed behind temporary patches.
When Partial Rebuilding May Be the Better Option
- The upper courses are damaged but the lower chimney remains structurally serviceable
- Individual areas contain cracked, loose or deteriorated brick
- The crown and top courses have failed from long-term weather exposure
- Tuckpointing alone would leave damaged brick in place
- A full chimney rebuild would unnecessarily remove large areas of sound masonry
